This weekly housing report covers Nocatee, FL, in the Jacksonville region for nocatee.city. Redfin's May 2026 market page reported 249 homes sold, compared with 197 a year earlier. Redfin's median sale price was $691,886, down 0.5% from a year earlier, and average days on market were 83 days, compared with 105 days last year.

By the numbers
Realtor.com listed the median list price at $677,000 as of August 2026. Redfin's median sale price was $691,886 in May 2026. Zillow's average home value was $665,478. Zillow said homes went to pending in around 67 days as of June 30, 2026. Realtor.com reported average days on market at 66 days in August 2026.
Freddie Mac's Primary Mortgage Market Survey put the average 30-year fixed-rate mortgage at 6.65% as of August 20, 2026, down from 6.67% a week earlier and below 6.58% a year earlier.
What changed from last year
Redfin's year-over-year sales count increased from 197 to 249. Realtor.com average days on market fell from about 68 days to 66 days. Redfin's median sale price was down 0.5% from a year earlier.
Realtor.com's August 2026 inventory figure and Redfin's May 2026 sold-home figure measure different parts of the market: active supply versus closed transactions. This report keeps those figures separate because they do not describe the same set of homes.
