Chick-fil-A resumes Nocatee restaurant plans after three-year delay

St. Johns County has received new permitting plans for a Chick-fil-A location in Nocatee, marking the resumption of a project first proposed in 2023.

St. Johns County officials received new development plans for a Chick-fil-A restaurant in the Nocatee area on August 24. This filing marks the resumption of a project that was initially proposed three years ago but had previously stalled. The proposed facility is a 4,847-square-foot building located at the intersection of Nocatee and Crosswater parkways, situated north of 355 Pine Lake Drive.

Foresite Group, an Atlanta-based engineering firm, filed the preapplication for the project. The company has experience developing Chick-fil-A sites in Georgia and Mississippi and is currently overseeing other fast-food projects in St. Johns County. These additional sites include locations near the Fountains at St. Johns mixed-use development, the World Commerce Center at the Walmart Supercenter site, and Bartram Park.

Utility planning for the site began earlier, with the Jacksonville Authority (JEA) issuing a service availability determination letter on June 16, 2025. This letter addressed the 4,847-square-foot footprint at the Nocatee site, a request made by Foresite Group. While this step indicates the site is under consideration for development, it does not serve as a final confirmation of the project.

The land is owned by Sonoc Co. LLC, which operates in partnership with The PARC Group, the primary developer of the Nocatee community. Chick-fil-A first expressed interest in this specific location in 2023 and initiated the permitting process with the county at that time, though the project did not advance until the recent filing.

The county’s development review committee is scheduled to discuss the proposal on September 9. Chick-fil-A states that it operates more than 3,000 restaurants across the United States, Canada, Puerto Rico, the United Kingdom, and Singapore. The company reports that at least 24 of these locations are currently operating in Northeast Florida.
