Permitting is currently under review for The Hub at Nocatee, a planned retail and dining complex located at 28 Sawston Road within the Marketplace at Nocatee. The project site spans 8.07 acres and is situated near a Publix store and west of Valley Ridge Boulevard South.
Bay Area Building Solutions Inc., based in Tampa, is identified as the contractor for the development, which has an estimated total cost of $7.2 million.
Center Connect Development III, also based in Tampa, is the developer behind the project. The company previously announced in a July 6 news release that the 63,225-square-foot facility is expected to open in 2028. Sonoc Company LLC of Jacksonville is listed as the owner, while England, Thims & Miller Inc. of Jacksonville serves as the civil engineer.
The master site plan features seven shell buildings arranged around a central courtyard. Individual building sizes range from 5,056 to 13,534 square feet. Interior unit sizes vary from 1,261 to 5,064 square feet and can be combined. Proposed uses for the spaces include entertainment, food and beverage, medical services, pet care, restaurants, and other service industries.
The design includes an open-air courtyard with outdoor seating, dedicated golf cart parking, and provisions for weekend live music and community events. Center Connect has developed two similar concepts in Florida: The Hub at Bexley in Land O’Lakes and The Hub at Lexington Oaks in Wesley Chapel.
